We are looking for retail centers that can be repositioned in order to add value.  We look for properties in good areas that are currently underperforming due to lack of capital improvements, poor management, under-market rents, or other identifiable reasons.  Our goal is to identify properties that can be purchased, repositioned, and leased-up to quality tenants.

Our Criteria:

4,000 - 50,000 SF (will consider larger centers on a deal by deal basis)

$500,000 to $5,000,000 Acquisition Price

Low to High Vacancy

Deferred maintenance, needed capital improvements, visually/functionally dated

Good retail locations - potential to lease-up with quality tenants


On a limited basis, we will look at acquiring stable retail properties that fit the following criteria:


Our Single Tenant Criteria:

Cap rate of 8% and up

Short and long term leases

Quality locations - not difficult to re-tenant if necessary

Our Multi-Tenant Criteria:

In-place cap rate of  8% and up

A mix of regional and national tenants

Sufficient parking

In a high traffic retail corridor

Shadow anchored when possible
